Diocese of Pennsylvania Launches Initiative to Reimagine 26 Church Properties for Housing

The Episcopal Diocese of Pennsylvania is taking a bold, strategic approach to church property redevelopment through its new Transformation Initiative, identifying 26 congregations where underutilized land and buildings could be reimagined to create housing and strengthen long-term ministry.
The Challenge: Underutilized Church Spaces
Across its 136 congregations, the diocese identified 2.5 million square feet of underutilized space; a challenge shared by many churches nationwide.
The Approach: Partnership and Strategic Redevelopment
In response, diocesan leaders have partnered with the Michaels Organization, a national housing developer, to explore redevelopment opportunities that could create more than 1,000 housing units.
Rather than replacing churches, the initiative focuses on making better use of existing campuses, including parking lots, vacant rectories, and other underused spaces.
The Impact: Housing + Sustainable Ministry
The redevelopment projects are expected to vary in size and scope, with potential for affordable housing, workforce housing, senior housing, and mixed-use development.
A portion of future revenue will be reinvested into congregations to support ministry and long-term sustainability.

This effort reflects a growing movement across The Episcopal Church to align property stewardship with community need, showing that churches can remain rooted in worship while expanding their impact in new ways.
